Page 1 of the HUD allows
you to enter all the adjustments for the closing. By double clicking
on a line, a dialog box appears for entering information (see the
example below). ACTWIN
calculates all
appropriate fields such as the tax prorations and assessment.
ACTWIN
also provides with an easy way to enter offsetting debits and credits
(with the buyers and sellers sides are the same) or having unique
debits or credits. And the program is smart enough to know what the
totals from Page 2 are, and display them on Page 1.
You can toggle between Page 1 and Page 2 by clicking on the appropriate radio button for the page number on the top left hand area. ACTWIN also keeps a running total of the charges for the buyer and seller.

Entering information is easy. Just click on the desired HUD line (or scroll down with the cursor and press the Enter key - everything can be accessed with the keyboard) and a window similar to the following pops up. Enter the appropriate data and click OK (or press Enter). The totals are automatically updated and displayed at the top.
The following is an example of line 211 for the tax prorations. The prorations are relatively easy. ACTWIN sets defaults so usually you enter the "Total Amount" and the program does all the work. Of course, if you are trying to match a proration to a specific amount, you can check the "Do not calcuate" box and enter the desired closing adjustment.
